Many of the snazziest Idealista listings are available at a &#8216;fully furnished only&#8217; price premium.<\/p>\n<p><strong><span style=\"color: #ff0000;\">WHAT TO EXPECT<\/span><\/strong><\/p>\n<p>Apartment owners are free to post on Idealista, but rental agencies placed the vast majority of the ads I saw in 2016. These <em>inmobiliarias<\/em> show apartments, field questions, vet applicants, explain contracts, and are generally paid for their trouble with a flat fee equivalent to one month&#8217;s rent.<\/p>\n<p>(Who pays the flat fee? Please look in the mirror, renter-to-be! <em>Lo siento<\/em>.)<\/p>\n<figure id=\"attachment_883\" aria-describedby=\"caption-attachment-883\" style=\"width: 550px\" class=\"wp-caption aligncenter\"><a href=\"https:\/\/transitophile.com\/chango\/wp-content\/uploads\/2016\/12\/centro_colon_torres_de_colon.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"size-full wp-image-883\" src=\"https:\/\/transitophile.com\/chango\/wp-content\/uploads\/2016\/12\/centro_colon_torres_de_colon.jpg\" alt=\"Aparthotel Centro Col\u00f3n and Torres de Col\u00f3n\" width=\"550\" height=\"340\" srcset=\"https:\/\/transitophile.com\/chango\/wp-content\/uploads\/2016\/12\/centro_colon_torres_de_colon.jpg 550w, https:\/\/transitophile.com\/chango\/wp-content\/uploads\/2016\/12\/centro_colon_torres_de_colon-300x185.jpg 300w\" sizes=\"auto, (max-width: 550px) 100vw, 550px\" \/><\/a><figcaption id=\"caption-attachment-883\" class=\"wp-caption-text\">Aparthotel Centro Col\u00f3n and Torres de Col\u00f3n<\/figcaption><\/figure>\n<p>Share my horror in learning that some landlords book their apartments with multiple <em>inmobiliarias<\/em>. Idealista visitors may see several identically-illustrated listings for that 1,200 \u20ac two bedroom in Cuatro Caminos, differing only in the <em>inmobiliaria<\/em>&#8216;s logo and contact number. It&#8217;s the same apartment. The <em>inmobiliaria<\/em> that introduces the apartment to the eventual tenant gets dibs on the fee.<\/p>\n<p>Libertarian readers may applaud this laissez-faire approach. I don&#8217;t. I saw too many unready apartments in late stages of incomplete remodels. The <em>inmobiliaria<\/em> that first guided me past the construction gear and hanging cables could claim squatters&#8217; rights on that <em>inmobiliaria<\/em> fee, at least if I signed a form stating that he&#8217;d shown the property first. Yech.<\/p>\n<p>Idealista lets you click on the <em>inmobiliaria<\/em>&#8216;s link to see how long they&#8217;ve been in business.<\/p>\n<p>You might thank me for a link to the <a href=\"http:\/\/www.madrid.org\/cs\/Satellite?blobcol=urldata&amp;blobheader=application%2Fpdf&amp;blobheadername1=Content-disposition&amp;blobheadername2=cadena&amp;blobheadervalue1=filename%3DESLe002994.pdf&amp;blobheadervalue2=language%3Des%26site%3DPortalVivienda&amp;blobkey=id&amp;blobtable=MungoBlobs&amp;blobwhere=1352871224542&amp;ssbinary=true\">ley de arrendamientos urbanos<\/a>.<\/p>\n<p><span style=\"color: #ff0000;\"><strong>HOW MUCH UP FRONT?<\/strong><\/span><\/p>\n<p>A lot:<\/p>\n<p>(\u2666) \u00a0One month rent for the <em>inmobiliaria<\/em>&#8216;s finders&#8217; fee, as noted above, unless you manage a rental <em>sans<\/em> <em>inmobiliaria<\/em>. (As I did.)<\/p>\n<p>(\u2666) \u00a0One month <em>fianza<\/em>, aka &#8216;security deposit.&#8217;<\/p>\n<p>(\u2666) \u00a0The first month&#8217;s rent.<\/p>\n<p>(\u2666) \u00a0(Usually) An <a href=\"https:\/\/www.idealista.com\/news\/inmobiliario\/vivienda\/2012\/10\/27\/546911-que-es-un-aval-bancario\">aval bancario<\/a>.<\/p>\n<p>Aval bancario = bank guarantee. The renter provides the landlord with a bank-certified letter guaranteeing payment for the aval bancario term. I couldn&#8217;t. My Spanish bank set aside three months of rent in a special account that I own but can&#8217;t touch. I also paid a set-up fee, a management fee and navigated a week&#8217;s worth of red tape to make the aval bancario official, even though I worked with a great bank staffer and ponied up all necessary funds up front.<\/p>\n<p>(Sidebar: I&#8217;ll betcha a finance industry pro could profitably market streamlined aval bancarios to expats here.)<\/p>\n<p>Payments are often made through online bank transfers.<\/p>\n<p><span style=\"color: #ff0000;\"><strong>NEIGHBORHOODS<\/strong><\/span><\/p>\n<p>Madrid nabes are well-described by others online. Don&#8217;t rule out rentals in some relatively distant &#8216;burbs served by Madrid&#8217;s commuter rail system. <a href=\"https:\/\/en.wikipedia.org\/wiki\/Cercan%C3%ADas_Madrid\">Cercan\u00edas<\/a> trains run much more often than CalTrain and Metrolink equivalents in California. I seriously considered a snazzy apartment in Aravaca, wouldn&#8217;t have been much cut off from central Madrid doings if I&#8217;d rented it.<\/p>\n<p>Have a look at the <a href=\"http:\/\/www.renfe.com\/EN\/viajeros\/cercanias\/madrid\/\">schedule<\/a>. Six minute travel time from Aravaca to the metro at the Principe Pio transit hub, with quarter hour headways in the middle of the weekday.
